Pabrik yang akan dibangun di Subang ini diproyeksikan menjadi <strong>fasilitas EV terbesar di kawasan<\/strong>, mencakup <strong>perakitan kendaraan listrik dan produksi baterai<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Target Penjualan Lahan SSIA 2025 Capai 120 Hektare<\/h3>\n\n\n\n<p>Menurut riset <strong>Trimegah Sekuritas<\/strong> (7 Oktober 2025), proses akuisisi dan serah terima lahan BYD diperkirakan rampung pada tahun buku 2025. Hal ini menjadi penopang utama <strong>target penjualan lahan SSIA sebesar 110 hektare<\/strong>, terdiri dari:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>100 hektare di Subang<\/strong><\/li>\n\n\n\n<li><strong>10 hektare di Karawang<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Sementara itu, <strong>penjualan lahan Subang diperkirakan kembali ke tingkat normal sekitar 60 hektare per tahun<\/strong>, dengan <strong>harga jual rata-rata (ASP)<\/strong> diproyeksikan meningkat seiring pengoperasian <strong>akses tol Patimban pada kuartal I-2027<\/strong>. Infrastruktur dasar kawasan telah rampung <strong>95%<\/strong>, memperkuat daya tarik investor.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Potensi Penyewa Baru dan Monetisasi Utilitas<\/h3>\n\n\n\n<p>Selain BYD, SSIA masih menjajaki kerja sama dengan calon penyewa dari sektor:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Alat berat<\/strong><\/li>\n\n\n\n<li><strong>Bahan bangunan<\/strong><\/li>\n\n\n\n<li><strong>Elektronik<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Dengan total lahan sekitar <strong>2.700 hektare di Subang<\/strong>, SSIA berpotensi besar untuk <strong>monetisasi utilitas<\/strong> seperti listrik, air, dan serat optik saat penyewa utama mulai beroperasi.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Pemulihan Segmen Hotel: Paradisus Melia Bali Siap Dibuka<\/h3>\n\n\n\n<p>Dari segmen perhotelan, SSIA diperkirakan mencatat <strong>pemulihan signifikan pada 2026<\/strong> setelah rampungnya renovasi <strong>Melia Bali<\/strong>, yang akan berganti nama menjadi <strong>Paradisus by Melia Bali<\/strong>. Hotel ini sempat ditutup sejak Oktober 2024, namun akan <strong>dibuka kembali pada Desember 2025<\/strong>, dengan proyeksi:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Pendapatan hotel meningkat hingga Rp1 triliun<\/strong><\/li>\n\n\n\n<li><strong>Kontribusi terhadap pendapatan SSIA mencapai 15%<\/strong><\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Proyeksi Kinerja dan Rekomendasi Saham<\/h3>\n\n\n\n<p>Meski prospeknya menjanjikan, <strong>Trimegah Sekuritas<\/strong> memangkas proyeksi laba SSIA untuk 2025\u20132027 menjadi <strong>Rp171 miliar\u2013Rp384 miliar<\/strong>, dari sebelumnya <strong>Rp497 miliar\u2013Rp685 miliar<\/strong>, seiring <strong>tekanan margin<\/strong>. Margin kotor diperkirakan berada di kisaran <strong>25,7%\u201332,3%<\/strong>.<\/p>\n\n\n\n<p>Namun, Trimegah tetap mempertahankan <strong>rekomendasi beli<\/strong> dengan <strong>target harga Rp3.600 per saham<\/strong>, menilai SSIA menarik karena:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Aset industri strategis di Subang<\/li>\n\n\n\n<li>Potensi manfaat dari Pelabuhan Patimban<\/li>\n\n\n\n<li>Monetisasi utilitas kawasan<\/li>\n<\/ul>\n\n\n\n<p><strong>Bahana Sekuritas<\/strong> juga memberikan <strong>rekomendasi beli<\/strong> dengan <strong>target harga Rp2.500 per saham<\/strong>, berdasarkan diskon 50% terhadap NAV.
