Bank Indonesia (BI) merilis hasil Survei Harga Properti Residensial (SHPR) yang menunjukkan penurunan penjualan rumah yang signifikan, sementara harga rumah hanya naik tipis.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Penurunan Penjualan Properti<\/h3>\n\n\n\n<p>Penjualan rumah di pasar primer anjlok, terutama untuk rumah tipe kecil dan menengah. Secara keseluruhan, penjualan properti residensial mengalami kontraksi sebesar 15,09% year-on-year (yoy), menandakan penurunan yang cukup serius dalam pasar properti.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Kenaikan Harga yang Minimal<\/h3>\n\n\n\n<p>Indeks Harga Properti Residensial (IHPR) tumbuh hanya sebesar 1,39% yoy, lebih rendah dibandingkan dengan pertumbuhan pada kuartal sebelumnya sebesar 1,46% yoy. Secara kuartalan (quarter-to-quarter \/qtq), IHPR hanya naik 0,19%, menunjukkan perlambatan kenaikan harga.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Faktor Penyebab<\/h3>\n\n\n\n<p>Perlambatan kenaikan harga lebih terlihat pada rumah tipe kecil dan menengah, dengan pertumbuhan masing-masing sebesar 1,84% yoy dan 1,31% yoy. Di sisi lain, harga rumah tipe besar menunjukkan peningkatan dari 1,04% yoy menjadi 1,46% yoy pada kuartal IV-2024.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Kesimpulan<\/h3>\n\n\n\n<p>Penurunan penjualan dan kenaikan harga yang minimal menunjukkan tantangan yang dihadapi industri properti di Indonesia.
