Berikut ini adalah biaya dan pajak yang harus dibayarkan:<\/p>\n\n\n\n<ol start=\"1\" class=\"wp-block-list\">\n<li><strong>Pajak Penghasilan (PPh)<\/strong> Pajak atas penjualan rumah diatur dalam Peraturan Pemerintah Nomor 34 Tahun 2016 tentang Pajak Penghasilan atas pengalihan hak atas tanah dan\/atau bangunan. Besaran tarif pajak yang dikenakan adalah sebesar 2,5% dari harga penjualan rumah. Contoh: Jika Anda menjual rumah seharga Rp1 Milyar, maka pajaknya adalah sebesar Rp25.000.000.<\/li>\n\n\n\n<li><strong>Biaya Notaris<\/strong> Notaris atau Pejabat Pembuat Akta Tanah (PPAT) memiliki peran penting dalam mengurus keabsahan transaksi jual beli rumah. Tarif notaris diatur dalam UU No.30 Tahun 2004 dan terbagi menjadi dua jenis:\n<ul class=\"wp-block-list\">\n<li><strong>Nilai Ekonomis:<\/strong>\n<ul class=\"wp-block-list\">\n<li>Transaksi hingga Rp100 juta: maksimal 2,5% dari nilai transaksi<\/li>\n\n\n\n<li>Transaksi antara Rp100 juta &#8211; Rp1 miliar: 1,5% dari nilai transaksi<\/li>\n\n\n\n<li>Transaksi di atas Rp1 miliar: 1% dari nilai transaksi<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Nilai Sosiologis:<\/strong> Besaran honor maksimal Rp5.000.000<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Pajak Bumi dan Bangunan (PBB)<\/strong> PBB dikenakan kepada pemilik properti tanah dan bangunan. Penjual wajib melunasi PBB sebelum mengalihkan rumah kepada pembeli.\n<ul class=\"wp-block-list\">\n<li>NJKP untuk rumah di atas Rp1 miliar: 40% x NJOP<\/li>\n\n\n\n<li>NJKP untuk rumah di bawah Rp1 miliar: 20% x NJOP Contoh: NJKP = 40% x Rp1 Miliar = Rp400.000.000; PBB = 0.5% x Rp400.000.000 = Rp2.000.000<\/li>\n<\/ul>\n<\/li>\n<\/ol>\n\n\n\n<h3 class=\"wp-block-heading\">Biaya dan Pajak yang Ditanggung Pembeli Rumah<\/h3>\n\n\n\n<p>Selain penjual, pembeli rumah juga dikenakan biaya dan pajak sebagai berikut:<\/p>\n\n\n\n<ol start=\"1\" class=\"wp-block-list\">\n<li><strong>Biaya Cek Sertifikat<\/strong> Biaya cek sertifikat bertujuan untuk mengecek legalitas tanah dan bangunan yang akan dibeli. Biayanya sekitar Rp100.000.<\/li>\n\n\n\n<li><strong>Bea Perolehan Hak atas Tanah dan Bangunan (BPHTB)<\/strong> BPHTB mirip dengan PPh penjual dengan tarif 5% dari harga jual rumah dikurangi Nilai Perolehan Objek Pajak Tidak Kena Pajak (NPOPTKP) yang ditentukan oleh pemerintah daerah.<\/li>\n\n\n\n<li><strong>Biaya Pembuatan Akta Jual Beli<\/strong> Biaya pembuatan akta jual beli biasanya dibebankan pada pembeli, sekitar 1% dari nilai transaksi jual beli rumah.<\/li>\n\n\n\n<li><strong>Biaya Balik Nama Sertifikat<\/strong> Balik nama sertifikat memerlukan biaya sekitar 0.5 &#8211; 1% dari nilai transaksi. Pengajuan balik nama sertifikat dilakukan di kantor Badan Pertanahan Nasional setempat.<\/li>\n\n\n\n<li><strong>PPN<\/strong> Jika membeli rumah dari perusahaan atau pengusaha yang merupakan Pengusaha Kena Pajak (PKP), maka wajib membayar PPN sebesar 11% dari harga tanah. Jika membeli rumah dari individu atau rumah second, PPN tidak perlu dibayar.
