Direktur Integra, Wang Sutrisno, mengumumkan bahwa perusahaan telah bermitra dengan anak perusahaan PT Ciputra Development Tbk (CTRA), yaitu PT Ciputra Cipta Cemerlang, untuk masuk ke sektor properti.<\/p>\n\n\n\n<p>Wang menginformasikan bahwa WOOD dan Ciputra telah menandatangani perjanjian kerja sama pada hari Jumat (6\/12\/2024) untuk mengembangkan lahan milik perusahaan di Lingkar Timur, Kabupaten Sidoarjo, Jawa Timur menjadi area perumahan.<\/p>\n\n\n\n<p>&#8220;Proyek ini akan menjadi salah satu inisiatif kolaboratif antara perusahaan dan CTRA dengan konsep perumahan yang ramah lingkungan dan modern yang strategis,&#8221; ujarnya melalui keterbukaan informasi pada hari Senin (9\/12\/2024).<\/p>\n\n\n\n<p><strong>Prospek Pasar yang Menjanjikan<\/strong><\/p>\n\n\n\n<p>Menurut Wang, proyek kerja sama operasi (KSO) antara Integra dan Ciputra ini memiliki prospek yang baik untuk memenuhi kebutuhan pasar kelas menengah yang mencari perumahan modern di Sidoarjo dan sekitarnya dengan harga yang terjangkau.<\/p>\n\n\n\n<p>Dengan adanya pengembangan ini, perusahaan berpotensi mengalami peningkatan pendapatan dan laba dari penjualan perumahan, ujar Wang.<\/p>\n\n\n\n<p><strong>Analisis Kelayakan dan Proyeksi Keuangan<\/strong><\/p>\n\n\n\n<p>Sebelumnya, Integra telah melakukan analisis kelayakan untuk bisnis properti. Luas lahan yang digunakan dalam kerja sama ini mencapai 40 hektare, di mana 30 hektare merupakan milik perusahaan dan 10 hektare milik anak perusahaan.<\/p>\n\n\n\n<p>Perusahaan memperkirakan kebutuhan modal kerja untuk pengembangan perumahan ini sekitar Rp80 miliar. Dengan asumsi tingkat pengembalian internal (IRR) sebesar 16,6 persen, bisnis properti ini diperkirakan akan mencapai titik impas setelah 5 tahun 8 bulan.<\/p>\n\n\n\n<p><strong>Kinerja Keuangan dan Tantangan Pasar<\/strong><\/p>\n\n\n\n<p>Hingga kuartal III-2024, WOOD mencatatkan pendapatan sebesar Rp2,1 triliun.
