Dalam SHM tersebut, terdapat informasi bahwa pemegang sertifikat mempunyai hak penuh melawan tanah atau properti tersebut.&nbsp;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Selain itu, SHM bukan penting diperpanjang, sehingga dapat digadaikan atau diwariskan. Lantas, berapa biaya mengurus AJB berubah menjadi SHM atau biasa dikenal sebagai balik nama sertifikat tanah?&nbsp;<\/span><\/p>\n<h2><b>Syarat Urus AJB ke SHM<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Melansir laman Kementerian Agraria dan juga Tata Ruang\/Badan Pertanahan Nasional (ATR\/BPN), berikut persyaratan dokumen yang digunakan harus disiapkan di kegiatan peralihan hak jual-beli menghadapi tanah:<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; &nbsp; <\/span><span style=\"font-weight: 400;\"><span> <\/span><\/span><span style=\"font-weight: 400;\">Formulir permohonan yang telah diisi lalu ditandatangani pemohon atau kuasa di dalam melawan meterai.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; &nbsp; <\/span><span style=\"font-weight: 400;\"><span> <\/span><\/span><span style=\"font-weight: 400;\">Surat kuasa apabila dikuasakan.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; &nbsp; <\/span><span style=\"font-weight: 400;\"><span> <\/span><\/span><span style=\"font-weight: 400;\">Fotokopi identitas penjual serta pembeli, berbentuk kartu tanda penduduk elektronik (e-KTP) lalu kartu keluarga (KK) juga kuasa apabila dikuasakan, yang tersebut sudah ada dicocokkan dengan aslinya oleh tim loket.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; &nbsp; <\/span><span style=\"font-weight: 400;\"><span> <\/span><\/span><span style=\"font-weight: 400;\">Bagi badan hukum, fotokopi akta establishment serta pengesahan badan hukum yang dimaksud sudah pernah dicocokkan dengan aslinya oleh tim loket.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; &nbsp; <\/span><span style=\"font-weight: 400;\"><span> <\/span><\/span><span style=\"font-weight: 400;\">Sertifikat tanah asli.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; &nbsp; <\/span><span style=\"font-weight: 400;\"><span> <\/span><\/span><span style=\"color: #3598db;\">AJB <\/span><span style=\"font-weight: 400;\"> dari PPAT.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; &nbsp; <\/span><span style=\"font-weight: 400;\"><span> <\/span><\/span><span style=\"font-weight: 400;\">Izin pemindahan hak apabila ke pada sertifikat atau keputusannya dicantumkan tanda yang mana menyatakan bahwa hak melawan tanah yang dimaksud hanya saja boleh dipindahtangankan apabila sudah pernah mendapatkan izin dari instansi yang tersebut berwenang.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; &nbsp; <\/span><span style=\"font-weight: 400;\"><span> <\/span><\/span><span style=\"font-weight: 400;\">Fotokopi surat pemberitahuan pajak terhutang (SPPT) dan juga pajak bumi kemudian bangunan (PBB) tahun berjalan yang digunakan telah terjadi dicocokkan dengan aslinya oleh anggota loket.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; &nbsp; <\/span><span style=\"font-weight: 400;\"><span> <\/span><\/span><span style=\"font-weight: 400;\">Penyerahan surat setoran bea perolehan hak melawan tanah kemudian bangunan atau SS BPHTB juga bukti bayar uang pemasukan ketika pendaftaran hak.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; &nbsp; <\/span><span style=\"font-weight: 400;\"><span> <\/span><\/span><span style=\"font-weight: 400;\">Selain itu, pemohon juga harus memperhatikan identitas diri; luas, letak, kemudian pemakaian tanah; pernyataan tanah tidak ada sengketa; juga pernyataan tanah atau bangunan dikuasai secara fisik.&nbsp;<\/span><\/p>\n<h2><b>Kisaran Biaya Urus AJB ke SHM<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Berikut rincian biaya yang digunakan dikeluarkan untuk proses balik nama sertifikat tanah:&nbsp;<\/span><\/p>\n<h3><b>1. Tarif PPAT<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Berdasarkan Pasal 32 ayat (1) Peraturan otoritas (PP) Nomor 24 Tahun 2016 tentang Perubahan berhadapan dengan PP Nomor 37 Tahun 1998 tentang Peraturan Jabatan Pejabat Pengembang Akta Tanah, honorarium atau uang jasa PPAT, termasuk biaya saksi bukan diperkenankan lebih lanjut dari 1 persen dari nilai tukar kegiatan yang digunakan tercantum pada di akta.&nbsp;<\/span><\/p>\n<h3><b>2. Tarif Pajak Penghasilan (PPh) bagi Penjual<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Kemudian, penjual juga akan dikenakan PPh sebagaimana diatur pada PP Nomor 34 Tahun 2016 tentang Pajak Penghasilan berhadapan dengan Penghasilan dari Pengalihan Hak melawan Tanah dan\/atau Bangunan juga Perjanjian Pengikatan Jual Beli menghadapi Tanah dan\/atau Bangunan Beserta Perubahannya, meliputi:<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; &nbsp; <\/span><span style=\"font-weight: 400;\"><span> <\/span><\/span><span style=\"font-weight: 400;\">2,5 persen dari total bruto nilai pengalihan hak selain pengalihan hak sebagai rumah simpel atau rumah susun (rusun) simpel yang tersebut diwujudkan oleh wajib pajak yang mana usaha pokoknya dalam bentuk pengalihan hak menghadapi tanah dan\/atau bangunan.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; &nbsp; <\/span><span style=\"font-weight: 400;\"><span> <\/span><\/span><span style=\"font-weight: 400;\">1 persen dari total bruto nilai pengalihan hak merupakan rumah simpel atau rusun simpel yang digunakan dikerjakan oleh wajib pajak yang digunakan usaha pokoknya terdiri dari pengalihan hak melawan tanah dan\/atau bangunan.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; &nbsp; <\/span><span style=\"font-weight: 400;\"><span> <\/span><\/span><span style=\"font-weight: 400;\">0 persen menghadapi pengalihan hak untuk pemerintah, Badan Usaha Milik Negara (BUMN) yang mendapatkan penugasan khusus dari pemerintah, atau Badan Usaha Milik Daerah (BUMD) yang memperoleh penugasan khusus dari kepala daerah, sebagaimana dimaksud pada undang-undang pengadaan tanah bagi pembangunan untuk kepentingan umum.&nbsp;<\/span><\/p>\n<h3><b>3. Tarif BPHTB bagi Pembeli<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Mengacu pada Undang-Undang Nomor 1 Tahun 2022 tentang Hubungan Keuangan Antara otoritas Pusat dan juga pemerintahan Daerah, BPHTB dikenakan menghadapi nilai perolehan objek pajak.&nbsp;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Apabila nilai peroleh objek pajak tidak ada diketahui atau lebih lanjut rendah dari nilai jual objek pajak (NJOP), maka besaran BPHTB sebanding dengan NJOP di pengenaan PBB tahun perolehan. Biaya BPHTB paling membesar adalah 5 persen yang digunakan ditetapkan oleh peraturan tempat (perda).&nbsp;<\/span><\/p>\n<h3><b>4. Tarif Peralihan Hak-Jual Beli dalam Kantor BPN<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Pengenaan tarif biaya urus AJB ke SHM ditetapkan dengan rumus = {nilai tanah per meter persegi x luas tanah (meter persegi)} \/ 1.000 + biaya pendaftaran. Untuk memudahkan perhitungan, warga dapat memanfaatkan kalkulator simulasi biaya yang disediakan Kementerian ATR\/BPN melalui laman apis.atrbpn.go.id\/Layanan\/Peralihan\/JualBeli.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Misalnya, untuk nilai tanah Rp2.500.000 per meter persegi dengan kepemilikan tanah keseluruhan
